RENTAL RULES AND GUIELINES:
Wamplers Lake Cottage, 14226 Wamplers Lake Rd. Brooklyn, MI 49230
- We reserve the right to refuse rental to anyone without giving reason.
- We will not rent to persons under the age of 25 without proper supervision approved by owner.
- Check-in Time is after 3:00 pm EST Saturday and Check-out is 10:00 am EST Saturday. Any changes must be approved and arranged at least 30 days in advance of the commencement of your reservation date. Additional charges may apply.
- This is a NON-SMOKING Residence.
- Please NO Candles or open flame inside. NO Fireworks.
- PETS are only permitted under pre-arranged conditions. If a pet is permitted please see and sign PET agreement addendum.
- RESERVATION FEE/SECURITY DEPOSIT – A reservation fee/security deposit of $XXX.00/week is required. This must be received within fourteen (14) days of booking the reservation. Receipt of your reservation fee reserves the unit for the dates requested at the agreed upon rental rate. The reservation fee automatically converts to security deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within approximately twenty-one (21) days of departure, provided the following provisions are satisfied according to Owner, in Owner’s sole discretion.
- No damage is done to unit, its contents or its surroundings beyond normal wear and tear.
- Any damage incident(s) must be reported to Owner immediately after occurrence.
- The cottage is to be left in “broom clean” condition.
- No charges are incurred due to contraband, pets or collection of rents or services rendered during stay. All charges accrued during stay are paid prior to departure.
- All debris, rubbish and discards are placed in trash receptacle(s) and soiled dishes are placed in dishwasher and cleaned.
- All keys are left on counter and cottage is left Locked.
- No damage to or loss of linens, and other amenities.
- The renter is not evicted by Owner (or Owner’s representative) or local law enforcement.
- Cancellations
a. A cancellation or change to a reservation of less than 4 weeks in duration requires at least thirty (30) days’ prior notice to Owner to avoid forfeiting your reservation fee and any prepaid rent.
b. A cancellation or change to a reservation of 4 weeks or more in duration requires at least sixty (60) days’ prior notice to Owner to avoid forfeiting your reservation fee and any prepaid rent.
c. Early departures do not warrant any refund of rent.
9. Maximum Occupancy – The maximum number of guests is limited to (6) persons. Any additional guests must be pre-approved by Owner. Owner reserves the right to reject additional guests for any reason or no reason.
10. No Daily Maid Service – Linens and bath towels may be provided at check-in (at an agreed upon amount). No maid service will be provided during stay (unless otherwise agreed upon).
11. Weather or Storm Policy – No refunds will be given due to weather conditions of any kind unless: Storm damage makes the cottage uninhabitable for more than 24 hours.
12. Parking – No more than 4 cars can be parked on property. No RV’s or Commercial Vehicles allowed on property unless otherwise approved by Owner. Owner reserves the right to reject the presence of additional vehicles on the property for any reason or no reason.
13. Written Exceptions – Any exceptions to the above mentioned policies, must be approved by Owner in writing in advance of your arrival.
